How to Get Started with Upsells in Jervis Systems

With the Upsells capability in Jervis, you can offer guests the option to purchase early check-in and late check-out.

In a few simple steps, you can set this up in your Jervis Systems account. Check out our FAQ below for more details on common questions and updates our team is pushing.

  1. First, if you don’t already have an existing Stripe account, you can easily set one up here for free. Once you have logged in or created your Stripe account, you will need to access your account settings to copy the Stripe Publishable Key and the Stripe Secret Key.
  1. From the Upsell tab of your main menu, you can paste these values in the provided field. From there, you can set up pricing and availability for your check-in and check-out offers, in addition to rental items.
  1. From the Your Upsell Links tab, you can access a generic URL to guide a guest to a login page to access and purchase your available add-ons. Alternatively, you can generate a specific URL for a listing or a guest that can be embedded in your guest messaging. (You can brand the login page with your company name and logo. Our team is also working on adding custom domain names.)

  1. For your guest messaging, you can embed a link to share with your guests that will update in real-time to list the upsells available and tie that to the reservation (through the variable that’s specific to your property management system).

The URLs for all property management platforms set up through Jervis, are listed below:

  1. Any of the link options provided in your portal or for your property management systems (if listed above) will take a guest to a login page. From here, the guest can enter their Last Name, the door code, and the check-in date to get access and purchase the add-on.
  1. The Upsell feature is also automatically embedded and available in our Guidebooks feature. You can preview how this looks to guests by going to the Access My Property mobile app or web app and selecting the Guidebooks tab (if this is enabled in your account). A guest will login into the mobile app or web app to purchase the upgrade.
  1. Scroll down the menu for the available sections and select Exclusive Add-ons at the bottom of the menu.
  1. Then select Purchase Add-Ons Now.
  1. This will take you to the Additional Services page, where a guest will have the option to select the hours and add the service.
  1. Once they have selected their options, a summary will show and they can proceed to checkout.
  1. Once the payment is processed, the code will be updated on the lock based on what the guest has paid for related to early-check or late check-out. We do not take a commission or fees associated with the Upsell transaction. The only fees that apply are subject to what Stripe charges for the transaction itself.

Frequently Asked Questions

Do you have reporting available?

At present, we do not have reporting capabilities for what was sold, guest information, and the applicable listing. This has been a requested feature. For similar ideas or requests, you can submit a Support Request here.

What happens if a guest purchases late check-out on the same day another guest wants to purchase early-check-in?

We’ve added a feature that restricts early check-in and late check-out bookings to one per day. For example, if a guest checking in has purchased early check-in, another guest checking out the same day cannot purchase late check-out.

Does this push changes back to my property management system and maintenance software?

When a guest purchases early check-in or late check-out, our application updates the supported property management systems (Guesty, Hostaway, OwnerRez, Tokeet, AdvanceCM, BookingSync, IdoBooking, Hostify, Escapia) with the revised time via their API.

If the PIN code changes as a result, we send the new PIN code to the PMS through their API as well. We do not send any direct notification to the guest when the PIN code changes.

In cases where a platform is not able to be updated, we recommend blocking off your calendar in your property management system to accept early check-in and late check-out in advance.

Is there any alternative to paying per hour?

We plan to update to offer a flat fee option as well.

What if I want to offer earlier check-in or later check-out than the times available on the form?

We’re updating the form to allow longer time frames to account for instances like later flights and travel updates for guests.

How can my cleaning company get notified?

Stay tuned for additional updates for our cleaning company management add-on feature, which will notify cleaning companies when times have changed, allowing them to keep an accurate schedule. If you’re interested in beta testing, send us a support request.

What if I don’t have the Guidebooks feature? How do guests purchase?

We are in the process of setting up a separate portal page. A guest will need to log in and authenticate in the same way they currently do for the mobile app or web app.

Should I be doing different accounting and tracking through my property management system?

We do not currently send this accounting information back to property management platforms. We can look at adding this in the future. We will also be adding an accounting add-on in Jervis in 2026 as well.
